POLICIES  
PROPERTY AMENITIES
Your rental fee assures the property is clean and equipped with ample bed/bath linens, garage, covered parking or off street parking, fully equipped kitchens with  microwave and conventional oven, in unit washer/dryer, one or more color TVs with cable and VCR(s), private phone with toll restrictor, stereo with a CD player, vacuum cleaner and fireplace(s).  A cleaning surcharge will be added for stay of less than four nights or if excessive house cleaning is necessary after a departure.

Each property is usually stocked with a starter supply(*)  of consumable such as firewood,  matches,  paper towels*, toilet tissue*, facial tissue*, automatic dishwasher detergent, liquid dish soap, bath soap*, cleaning supplies and plastic kitchen bags.  You may even be surprised with some edible items such as spices, flour and sugar!

BOOKINGS
An initial deposit of  $100.00 will be credited to your Mastercard or Visa at the time of your booking.  The following information will be required at the time of booking.

A second deposit equal to 50% of the total rental amount is due within 10 days and payable by cash,  check, or money order.  A RESERVATION CONFIRMATION HSEET will be generated upon receipt of this money.  If this second deposit is not received within 10 days, your reservation will be canceled and your $100.00 reservation deposit forfeited.

The final balance including sales tax and a security/damage deposit is due 60 days prior to your arrival and payable by cash, check, or money order.

SECURITY/DAMAGE DEPOSIT INFORMATION
The security/damage deposit will be refunded usually within 15 days of your departure or the valid credit card number you provided will be properly disposed of, if you and your party comply with the following: 

CANCELLATION
The initial reservation deposit of $100.00 is non-refundable under any circumstances.

A CANCELLATION MADE MORE THAN 60 DAYS BEFORE ARRIVAL will be subject to a forfeiture of the $100.00 reservation deposit and a $100.00 advertising fee to re-book the unit.  In some situations, it may be possible to reschedule to another mutually agreeable time period and apply the $100.00 reservation deposit to those new dates .

All monies except the security deposit will be forfeited for  A CANCELLATION MADE LESS THAN 59 DAYS BEFORE ARRIVAL unless this period can be re-booked in which case a full refund less the $100.00 reservation deposit and $100.00 advertising fee will be made.
 
Griffin Residential Management reserves all rights to bank interest that may accrue from advance deposits and may impose a 4% surcharge for payments made with a credit card.

Prices and other specifications are subject to change without notice.

In the event the property reserved to you becomes unavailable or uninhabitable due to circumstances beyond our control, we reserve the right to offer a refund or an alternative property.

In the unlikely event a property is listed for sale guests will be notified prior immediately and must agree to make the property presentable for pre-arranged showing with licensed real estate agents.

Griffin Residential Management is not held responsible for any inconvenience, damage, injury or loss to persons or properties directly or indirectly by weather, negligence or wrongful act by travel agent or transportation company beyond the direct control of Griffin Residential Management.

The unit owner or its agents will not be liable for loss or damage to property of renter of their guests for any reason or cause except where such loss is due to owner's negligence.

The renter releases the owner and its agents of all liability and agrees to indemnify same agains t any losses incurred as a result of any injury or mishap occurring in or about the property to renter or their guests.

Bad check charges will be $25.00 per incident.
