RENTAL AGREEMENT
PROPERTY - Your rental fee assures that the property is clean and equipped with ample bed/bath linens, off-street parking or garage, fully equipped kitchen, washer/dryer, Color TV(s) DVD(s), stereo with a CD player, vacuum cleaner and fireplace(s). Each property is usually stocked with a starter supply of consumables such as firewood, matches, paper towels, toilet tissue, facial tissue, automatic dishwasher detergent, liquid dish soap, bath soap, cleaning supplies and plastic kitchen bags. You may even be surprised with some edible items such as spices, flour and sugar!
BOOKINGS - An initial deposit of $100.00 will be charged to your credit card at the time of your booking. The charge will appear on your statement as Connect Colorado. An invoice will be emailed to you showing the total balance due on your reservation. This 2 page Reservation Confirmation Sheet will also be emailed to you. You need to print a copy and mail back the second page acknowledging receipt of this agreement.
A second deposit equal to 50% of the total rental amount is due within 10 days and payable by cash, check, wire transfer or money order. If this second deposit is not received within 10 days, your reservation will be canceled and your $100.00 reservation deposit forfeited.
The final balance including sales tax and a security/damage deposit is due 60 days prior to your arrival and payable by cash, check, wire transfer or money order. Griffin Residential Management reserves all rights to bank interest that may accrue from advance deposits and may impose a 4% surcharge for payments made with a credit card.
SECURITY/DAMAGE DEPOSIT INFORMATION - Each property will be inspected and cleaned before and after your departure. There are specific check-out guidelines posted in each property. You will be notified of any potential problem prior to your credit card being charged and providing you complied with the following: Do not bring pets …..Provide proper care of the property and the furnishings ….. Observe check-in (4:00p.m.) and check-out (10:00 a.m.) times ….. Comply with the NO SMOKING policy ….. Comply with the occupancy restrictions …..Abide by the posted homeowners and property's rules and regulations. Your signature on this Rental Agreement authorizes Griffin Residential Management to charge your credit card to reimburse Griffin Residential Management for costs incurred to repair or replace damaged items. Furthermore you understand that you accept liability for any damages caused to the property or excessive cleaning fee charged by yourself, your family and/or guest(s).
CANCELLATION - Due to the volatile nature of the resort rental business, we must process reservation cancellation requests as such: All monies will be forfeited unless we are able to rent the property at the same price, for the same period. The initial reservation deposit of $100.00 is non-refundable under any circumstances. Every attempt will be made to accommodate your request and refund your money but unfortunately there are no guarantees. Reservation date changes will be accommodated on an availability basis with no penalty. You may purchase travel insurance that helps to cover loss due to unforeseen circumstances that prevent you from taking your vacation.
GENERAL - Prices and other specifications are subject to change without notice. A cleaning fee will be assessed for reservations less than 4 nights. Bad check charges will be $25.00 per incident.
In the unlikely event the property reserved to you becomes unavailable or uninhabitable due to circumstances beyond our control, we reserve the right to offer a refund or an alternative property. In the unlikely event a property is listed for sale by the owner, guests will be given 12 hours notice and must agree to make the property presentable for pre-arranged showing with licensed real estate agents.
Griffin Residential Management is not held responsible for any inconvenience, damage, injury or loss to persons or properties directly or indirectly by weather, negligence or wrongful act by a travel agent or transportation company beyond the direct control of Griffin Residential Management. The unit owner or its agents will not be liable for loss or damage to property of the renter or their guests for any reason or cause. The renter releases the owner and its agents of all liability and agrees to indemnify same against any losses incurred as a result of any injury or mishap occurring in or about the property to renter or their guests.
